Finding a flat is the single hardest part of moving to Berlin. Demand wildly outstrips supply, viewings draw crowds, and landlords pick from a stack of complete applications. You don't win by finding the perfect flat, you win by being the most prepared applicant in the room.

Warm rent vs cold rent

Every listing quotes Kaltmiete (cold rent, the base) and Warmmiete (warm rent, including Nebenkosten: heating, water, building costs). Budget on the warm figure, and remember Nebenkosten is reconciled once a year, so expect a top-up or small refund. The deposit (Kaution) is up to three cold-rent months, held in a separate interest-bearing account in your name.

The application folder that wins

Have a single PDF ready before you view anything:

  • Passport / ID
  • Anmeldung (or proof you can register at the new place)
  • Last three payslips, or a work contract
  • SCHUFA credit report (landlords expect it; you can pull one free once a year)
  • Mietschuldenfreiheitsbescheinigung: a previous landlord's note that you owe no rent, if you have one
  • A short cover note in German introducing yourself

Applicants who hand this over on the spot get callbacks. Those who promise to "send it later" usually don't.

Where to look

WG-Gesucht for rooms and shared flats (the realistic landing pad), ImmoScout24 and Kleinanzeigen for whole flats, plus Facebook groups and word of mouth. Be fast: reply within the hour, keep messages short and polite, and offer viewing flexibility.

The traps

  • Beware advance-payment scams. Never transfer a deposit before viewing a flat and meeting the landlord in person.
  • Möbliert / Zwischenmiete (furnished sublets) cost more and offer fewer protections, but they're a sane first base while you hunt for an unbefristet (unlimited) contract.
  • Anmeldung clause: confirm in writing that you can register at the address. "Anmeldung nicht möglich" means you can't do your most important piece of admin there, walk away.

Once you sign

Get the Wohnungsgeberbestätigung the day you move in, photograph the flat's condition for the handover protocol (Übergabeprotokoll), and note the meter readings. Then book your Anmeldung. The hard part is over.
